The Summit, located on famous Thomas Drive in Panama City Beach, is the perfect place for your family vacation with on-site fun activities for everyone. Nearby, you can enjoy fine dining and shopping at the world-famous Pier Park! Amenities in the area include amusement and water parks, charter boat fishing, jet ski rentals, marinas, the local pier and the awesome Gulf World Marine Park! If that is too much excitement, you can enjoy the Tiki Bar at the two large pools or just relax on the balcony and take in the salt air and scenery. Create your lifetime of memories with family and friends while having loads of fun at the beach. **All rentals between March 1- Oct 31 include FREE beach service which includes 2 chairs and an umbrella.

The Summit is a gated complex with a 24-hour, private, security force. Entrance into the complex both from the street and the beach is tightly controlled.

Payments

• Debit or credit card online or over the telephone (Note: There is a 4% service fee for each transaction), or

Reservations and Deposits

All reservations require a deposit payment of $200 per week of stay and a returned completed booking form to hold chosen dates.

Cancellation Policy

Deposit payments are non-refundable. Balances are refundable if canceled no later than 8 weeks prior to arrival date, 50% of balance is retained if canceled 5-8 weeks prior to the arrival date and 100% of balance is retained if canceled less than 5 weeks prior to arrival date.

Reservation Prices Do Not Include

Expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, insurance, telephone calls and other items of a personal nature.

Guest Responsibility

Guest hereby assumes all risk of damage to any and all personal property of the homeowner, including household furniture and goods during such use and occupancy. Guest hereby assumes any and all risks associated with the foregoing and agrees to hold Homeowner harmless from and indemnify Homeowner against the same.

Use of Premises

It is agreed that the Premises shall be used only for residential purposes, no animals (small pets by agreement with individual Homeowners) and for no other purpose whatsoever. Guest in the possession, use and occupancy of the home agrees to observe and comply with all restrictions, laws and ordinances affecting the home or occupancy thereof. Guest further agrees that no use shall be made of the home, or acts done which will increase the existing rate of insurance upon the home, or will cause a cancellation of any insurance policy covering the home.

Smoking is not permitted in any home. A $250 fee may be charged for ionization if smoking in the home is detected.

Wristbands

The Summit is a gated property and wristbands must be worn or displayed by all guests 5 years old and up while staying at the property. If you are arriving late, please check in with the Security gate to get your wristband.

Parking

Parking passes MUST be displayed in a vehicle's front windshield. Up to two parking passes will be issued for guests staying at the Sea Glass Cottage. During holidays and special events when there is a high volume of guests, parking passes may be limited to ONE pass and additional vehicles will need to park off-property. All parking is on a "first come, first serve" basis. Vehicles in violation of this section are subject to towing in accordance with applicable laws. *Neither Creek House Investments nor The Summit Condominiums are responsible for damage or theft to vehicles.

All trailers, boats and recreational vehicles must have a parking pass displayed and must not occupy more than one parking space.

Quiet Time

Quiet time hours are from 11:00 PM until 7:00 AM, every night.

Grills

For your convenience, grills are provided by the Summit Association in designated areas. Grill ARE NOT allowed on patios or balconies.

Swimming Pools | Hot Tubs | Exercise Room | Sauna

These amenities may be used between the hours of 8:00 AM and 11:00 PM. Rules and regulations for their use are posted in their respective areas. All children under the age of 12 years old must be accompanied by an adult. All young children are required to wear swim diapers when in any of the pools.

Unattended Items

Unattended items in Summit common areas including stairwells, pool decks, sauna, etc., will be removed by the Association each day and placed in the Lost & Found area. The Association is not responsible for any removed or lost items.

Fireworks

Fireworks are prohibited on the Summit Property

Liability

The Association and/or Creek House Investments is not liable for any losses of, or damage to, any personal property of owners, tenants, guests or invitees. Please lock your doors (unit and vehicle) and do not leave valuables in vehicles.

Violations of Rules and Damage to Property

Violations of the Association Declaration or Rules and/or damage to any property by a tenant, guest or invitee, may result in a charge for damages to the person who caused the damage. If the damage is serious enough, the incident will be reported to local law enforcement.
